Try changing:

ALTER TABLE Territory_Mgrs
Add MG_AREA_NAME nvarchar(50) NULL; 
Add RM_ID varchar(4) NULL;

to:

ALTER TABLE Territory_Mgrs
Add MG_AREA_NAME nvarchar(50) NULL, RM_ID varchar(4) NULL;

Use aliases for all dbo. functions and replace dbo.<fn> with corresponding aliases.
